The micro-market here at the Village at Northstar™ is going thru some changes contrary to the Market at large. In short, the pricing bottom has been achieved barring any unforeseen economic events. The key factors are:
1. Limited inventory
2. General economic improvement (or perception of it relative to last Fall)
3. The developer’s stronger than anticipated cash position due to sales thru April.
East/West Partners (the ‘developer’) is down to their final 16 residences in the Village (out of 213), the stock market seems to be trending upward and the discounted pricing strategy employed last fall has been a success (23 Village condo sales / $18.93 million). With limited inventory left and cash in the bank from recent sales, the developer is less inclined to negotiate in an attempt to level out the sales pricing trend.
